Almost every building develops cracks eventually — new construction settles, concrete shrinks as it cures, and CHB walls flex slightly with heat and humidity. Most of that is completely normal. But a small number of crack patterns are how a structure tells you something underneath it has actually moved, and those are the ones worth acting on before they get worse or more expensive to fix. Here's how a licensed engineer actually tells the two apart.

How to Actually Read a Crack

Three things matter more than "is there a crack": width, pattern, and whether it's still moving. A hairline crack that's been sitting there unchanged for three years tells a very different story from a 3mm crack that's doubled in width since last month — even if they look similar at a glance.

Reading the pattern: diagonal cracks from door/window corners and stepped cracks that follow CHB mortar joints are the two patterns most associated with real structural movement — differential settlement or seismic racking. A thin, constant-width vertical hairline crack is typically shrinkage. A horizontal crack partway up a wall suggests lateral pressure (retaining walls, soil, or wind) pushing the wall out of plane, and deserves a professional look regardless of width.

The 7 Warning Signs

None of these on their own is an automatic emergency — but each one is a real, documented indicator engineers look for during a structural condition survey, and any one of them is a reasonable trigger to get a professional opinion rather than just repainting over it.

Diagonal cracks from door or window corners

Cracks that radiate at roughly 45° from the corners of openings are the classic signature of differential settlement (one part of the foundation sinking more than another) or seismic racking. They're common enough that engineers specifically check for this pattern first during any inspection.

A crack wider than 5mm, or one that keeps growing

Width matters less than trend. Mark both ends of a crack with a pencil and today's date, then check it again in 2-4 weeks. If it's gotten longer or wider, something is still actively moving — that's a very different situation from a crack that's simply been there, unchanged, for years.

A crack that goes all the way through the wall

Check whether the same crack is visible on both the inside and outside face of an exterior wall, or if you can see light through it in a partition. A through-wall crack is a stronger signal than one that's only in the surface plaster or skim coat finish.

Doors and windows that suddenly stick or won't close flush

If a door or window that used to open and close normally now sticks, scrapes, or leaves a new visible gap, the frame is very likely out of square — usually because the wall or slab around it has shifted slightly. This is often the first thing homeowners notice, before they ever spot the crack that caused it.

Sagging or "spongy" floors and beams

A floor that visibly dips in the middle, or a beam that flexes noticeably underfoot or under load, points to a structural member that's overstressed, deteriorated, or was undersized to begin with. This one warrants a prompt inspection rather than a wait-and-see approach.

A wall or column that's visibly out of plumb

Hold a level or a weighted string (a plumb line) against a column or wall corner. Any building settles slightly over decades, but a lean you can actually see with the naked eye — or measure as more than a small fraction of the wall's height — is one of the more urgent signs on this list.

The crack comes back after you patch or repaint it

Patching covers the symptom, not the cause. If a crack reappears at the same spot within weeks or months of being filled and painted over, that recurrence itself is diagnostic — it means whatever caused it the first time is still happening.

Why Combined Signals Matter More Than Any One Sign

A single hairline crack rarely means much on its own. But a diagonal crack plus a door that now sticks plus the crack having grown since last month is a much stronger case for a real structural issue than any one of those three facts alone. The 2-Minute DIY Check Before You Call Anyone

Step 1

Photograph it with something for scale

A coin or a ruler next to the crack in the photo makes the width unambiguous later — memory alone isn't reliable for judging whether it's grown.

Step 2

Mark both ends with a pencil, and write today's date

This is the single most useful thing you can do. Any growth past the pencil marks over the following weeks is unambiguous evidence of active movement.

Step 3

Check nearby doors and windows

Do they still close flush? A crack paired with a new sticking door or window is a stronger combined signal than either sign alone.

Step 4

Recheck in 2-4 weeks

If it's grown past your pencil marks, widened, or a door/window has gotten worse, book a structural assessment. If nothing's changed, it's more likely cosmetic — but a written engineer's opinion is still the only way to know for certain.

As a general rule of thumb: hairline cracks under about 1mm are usually cosmetic. Cracks between 1-5mm are worth watching closely and are a reasonable trigger for a professional opinion. Cracks wider than 5mm — about a pencil's thickness — or any crack still growing after you mark and date it, should be treated as a red flag until a licensed engineer says otherwise. Width alone isn't the whole story; pattern and location matter just as much.

Not always, but diagonal cracks — especially ones radiating at roughly 45° from door/window corners, or stepping along CHB mortar joints — are the pattern most associated with differential settlement or seismic racking. A short, thin diagonal crack in a skim-coat finish can still be cosmetic.
