What complete building plans cost, and what you get
AEDO Construction OPC prepares complete, permit-ready building plans — architectural, structural, electrical and plumbing — for ₱250 to ₱450 per square meter of total floor area, depending on complexity. Simple houses sit near ₱250/sqm; multi-storey, commercial or structurally demanding buildings sit higher.
Example: a 175 sqm two-storey house quoted at ₱250/sqm came to ₱43,750. Send your floor area and building type and you get the fixed fee in writing within 24 hours. Plans are delivered anywhere in the Philippines; AEDO builds in Negros Oriental.
Four disciplines, one coordinated set
The Building Official reviews each discipline separately. We draw them together, so the column grid, the water line and the panel location are settled on paper instead of argued about on site.
Architectural
Site development and vicinity plan, floor plans, elevations, sections, door and window schedules, and finish notes. Sealed by a licensed architect, as RA 9266 requires.
Structural
Foundation and framing plans, beam, column and slab schedules, reinforcement details, and the structural design analysis — seismic, wind and gravity loads to NSCP 2015. Sealed by a licensed civil engineer.
Electrical
Lighting and power layouts, load schedule, single-line diagram and riser, sized to the Philippine Electrical Code. Sealed by a Professional Electrical Engineer.
Plumbing & sanitary
Water supply and sanitary/drainage layouts, isometric diagrams, fixture schedule and septic tank details, laid out to the National Plumbing Code.
Need mechanical (aircon, ventilation) or fire protection plans too? Commercial and larger buildings usually do — those are added through our MEPFS design service and coordinated into the same set.
₱250 to ₱450 per sqm — what moves the rate
The rate is per square meter of total floor area (all floors). Where your project lands in the range depends on how much engineering and coordination it takes:
- Lower end: one- or two-storey houses with a regular column grid and standard spans.
- Higher end: three storeys and up, commercial or mixed-use buildings, long spans, cantilevers, irregular floor plates, or sites with difficult soil.
