Each MEPFS discipline is straightforward in isolation. The expensive part is that all five compete for the same physical space — a ceiling void that has to fit a duct, a cable tray, a sprinkler main, and a drain line without any of them touching a structural beam — and each is usually designed by a different engineer working from a different base plan. Design a fire sprinkler layout without checking the ducting plan, and you find out they clash when the crew is already on-site with pipe cut to length.
