Every town on this page shares the same non-negotiable: full NSCP 2015 Section 208 seismic analysis, because the entire province sits in Seismic Zone 4. What changes town to town is everything layered on top of that — wind exposure, soil and slope, and drainage. Coastal & Near-Shore Towns

Beachfront and near-shore lots need full wind load analysis beyond the reduced spec used inland, plus corrosion-resistant rebar cover and material specification for sustained sea-air exposure. This is the largest cluster — Negros Oriental's coastline runs the length of the province.

Hillside & Mountain Towns

Elevated, sloping lots need site-specific soil and slope analysis before foundation design — retaining walls and cut-and-fill engineering that a flat-lot spec doesn't cover. Faster rain runoff also makes drainage and erosion control a bigger factor than in lowland towns.

Our 3 completed projects to date sit in Canlaon City and Manjuyod — a 2-storey commercial building for F&C Canlaon Holdings, a second commercial building in Canlaon City, and a residential build in Manjuyod. We haven't finished a project inside every one of the 19 towns listed above yet, and every one of those town pages says so directly rather than implying otherwise.

Yes. Every town in Negros Oriental falls in Seismic Zone 4 under NSCP 2015 — the highest-risk category in the Philippines. Terrain changes the wind, soil, and drainage design, but full seismic detailing per Section 208 applies province-wide, no exceptions.

Which towns has AEDO actually built in?

Our 3 completed projects are in Canlaon City and Manjuyod. We actively design and build across the rest of the province — same team, same standard — and we say so plainly rather than overstating a completed-project count we don't have.

Does cost vary a lot between towns?

Somewhat — roughly ₱19,000–₱42,000/sqm province-wide — but the spread between finish tiers within one town is bigger than the spread between towns. Dumaguete City runs highest due to logistics; rural interior towns run lowest.
